This Refund Policy outlines the terms and conditions under which refunds may be issued by Risen Sun Homes ("we," "our," or "us"). This policy applies to bookings, reservations, and rentals made through www.risensunhomes.com and associated platforms.

Because we offer both short-term accommodations (timeshare-based vacation rentals) and long-term residential rentals, refund terms vary by rental type and agreement.

1. General Policy

All payments, fees, and deposits are subject to the specific terms disclosed at the time of booking or lease execution. By submitting payment, you acknowledge and agree to this Refund Policy and any rental-specific agreements provided.

2. Short-Term Rentals (Timeshare Vacation Rentals)

Refund eligibility for short-term stays depends on the terms of the specific timeshare, resort, or booking platform used.

  • Cancellation and refund terms are disclosed at the time of booking and may vary by resort or season.

  • Some reservations may be non-refundable or subject to cancellation penalties.

  • Applicable taxes and third-party fees may not be refundable.

  • No refunds will be issued for early departures, no-shows, or unused nights.

Risen Sun Homes does not control refund policies imposed by third-party resorts, timeshare providers, or booking platforms and is not responsible for their enforcement.

3. Long-Term Rentals (Year-Lease Properties)

For long-term residential rentals:

  • Application fees, screening fees, and HOA application fees are non-refundable.

  • Security deposits are governed by the terms of the signed lease agreement and applicable Florida law.

  • Rent paid is non-refundable once the lease term begins.

  • If an approved applicant withdraws prior to move-in, any refund of prepaid amounts will be determined according to the lease terms and documented expenses incurred.

All long-term rentals are subject to a separate written lease agreement, which controls in the event of any conflict.

4. Security Deposits (Long-Term Rentals)

Security deposits are handled in accordance with Florida law:

  • Deposits are used to cover unpaid rent, damages beyond normal wear and tear, or other lease-related obligations.

  • Any remaining balance will be returned within the timeframe required by Florida statutes after lease termination, along with any required notice of deductions.

5. Cancellations by Risen Sun Homes

In the rare event that Risen Sun Homes must cancel a confirmed booking or rental due to unforeseen circumstances:

  • A refund of amounts paid directly to Risen Sun Homes may be issued, or

  • Alternative accommodations or arrangements may be offered when possible.

This does not apply to cancellations caused by third-party resorts, HOAs, utilities, weather events, or force majeure circumstances.

6. Force Majeure

Risen Sun Homes is not responsible for refunds due to events beyond our control, including but not limited to natural disasters, government actions, travel disruptions, or utility failures. Refunds in such cases are governed by the applicable booking or lease agreement.

7. How to Request a Refund

Refund requests must be submitted in writing and include:

  • Reservation or lease reference number

  • Name on the booking or lease

  • Reason for the request

8. Policy Changes
